Deciding whether to rent a property as furnished or unfurnished

Landlords need to consider some practicalities when renting out a property. This includes deciding whether to rent it as furnished or unfurnished.

Lauren got in touch about a property she was preparing to rent out. She wanted advice on renting the property furnished or unfurnished and to know her obligations regarding repairs. 

Our adviser explained that there was no legal definition of a ‘furnished’ property. But it must be clear and transparent to the tenant about what is or is not included. 

She advised Lauren to take an inventory of any furniture that would be provided as part of the tenancy and note its condition. 

Dealing with repairs

We advised Lauren that landlords must repair or replace any items they provide that break during the tenancy. However, if the damage is due to the tenant's neglect or misuse, then the tenant would have to pay to fix or replace the item.

Our adviser also explained that if the property were being let unfurnished, the tenant must be made clear that they are responsible for repairing their own furnishings.
