Grants for landlords
If you’re planning on making improvements to your rental property, you may qualify for a grant.
Depending on the type of grant, your tenant or your property must meet certain criteria.
Energy efficiency grants
If you want to improve the energy efficiency in your property, you may be able to get some help with the costs.
These grants can help with improvements such as:
- replacing heating systems
- cavity wall or loft insulation
- replacing single-glazed windows
To qualify for an energy efficiency grant:
- there must be a tenant living in the property, and
- the tenant’s income must be below a certain amount, and
- you will need to contribute towards the cost of improvements
Affordable Warmth Scheme
This scheme can help with a range of energy efficiency measures. Private tenants with a low income are eligible to apply but landlords must contribute 50% of the cost of improvements.
The Housing Executive manages the scheme. You must not begin until work until you get written confirmation that you qualify for a grant.

Other energy efficiency schemes
The Northern Ireland Sustainable Energy Programme release details of grants every April. Private tenants can apply for grants in this scheme. They will need to meet certain criteria to qualify.

Before applying for a grant
Your tenant will need to apply for the grant. You will need to confirm that you agree to the work going ahead.
It will take time for a decision to be made so these grants are not suitable for urgent repairs, such as a broken boiler.
Properties in serious disrepair
You may be eligible for a Repair Grant from the Housing Executive if:
- the council has served you with a statutory repair notice, and
- you must carry out specific works or face prosecution
Private tenants and landlords can apply for a Repair Grant. You can apply for this grant if your property is vacant.

Adapting your property for a tenant with a disability
You may be eligible for a Disabled Facilities Grant from the Housing Executive if:
- you are installing fixtures to improve accessibility
- an occupational therapist has recommended the adaptations
- you guarantee that the tenant with a disability can live in the property for at least five years
